Where we work in Perth — and what travel does to your quote

The most common question we get before anyone describes the actual job is "do you come out to us?" It is a fair question and most websites answer it badly, usually with a list of ninety suburbs, half of which the business has never driven to. Here is the straight version.

We are based in Ardross, and most of the work is close to home

Our base is in Ardross, and the bulk of our work sits within a short drive of it. This is the patch, grouped the way the work actually runs.

Applecross and the Canning Highway suburbs. Applecross, Ardross, Mount Pleasant, Booragoon, Brentwood, Myaree, Alfred Cove, Attadale, Melville, Bicton and Palmyra. This is home ground, and more of our jobs come from here than from anywhere else.

South Perth and Como. South Perth, Como, Kensington, Manning, Karawara, Salter Point and Waterford, just across the Canning River.

Bull Creek, Willetton and surrounds. Bull Creek, Leeming, Winthrop, Murdoch, Bateman, Kardinya, Willagee and North Lake, and on the Canning side, Willetton, Shelley and Wilson.

Fremantle and surrounds. Fremantle, North Fremantle, South Fremantle, East Fremantle, White Gum Valley, Beaconsfield, Hilton, O'Connor and Samson, down to Hamilton Hill and Spearwood.

The western suburbs. Cottesloe, Mosman Park, Peppermint Grove, Claremont, Swanbourne, Nedlands, Dalkeith, Mount Claremont, Karrakatta, Shenton Park, Subiaco, Daglish, Floreat, City Beach, Wembley, Jolimont and Wembley Downs.

If you are anywhere in those areas, the answer is yes, without qualification. Some of those suburbs we work in regularly; others we simply want to be in more often. Either way, being close means less of your quote goes on the drive.

Outside that patch

Outside those areas the answer is often still yes, but with a condition worth understanding before you send the enquiry.

An hour of driving each way is an hour nobody is paying for and nobody is getting value from. For a job forty-five minutes out, a single fifteen-minute task does not work for either of us. What does work is a list. Four or five things booked into one visit turns a difficult trip into a sensible one, and the price per item drops sharply because you are only covering the travel once.

So if you are further out, send everything you can think of, including the small annoying items you assumed were not worth mentioning. That is what makes the visit viable.

Why travel affects the quote at all

Most of the cost of any visit is the visit itself — the drive, the loading, the set-up. The work itself is often the shorter part. This is true for anyone who comes to your house, wherever you live, and it is why six separate call-outs for six small jobs is close to the worst way to spend money on a property.

We quote the whole list as one job with one written price, valid seven days. There is no call-out fee to get that price, and no per-item negotiation. If a job is far enough out that we cannot make it work at a fair price, we say so at the quoting stage rather than padding the number and hoping you do not notice.

What we will not do, in any suburb

This part does not change with distance. We are not licensed for electrical, plumbing, gas, asbestos, tree removal, or major structural and excavation work, and we do not take those jobs. If your list has one of those items in it, we will flag it when we quote and point you toward someone licensed for it, rather than quietly leaving it off the scope and letting you discover the gap later.

This comes up constantly on rental make-goods and pre-sale lists, where a defect list arrives with a mix of repairs and licensed work in it. Sorting that out early is genuinely useful, and it costs you nothing to have it done.

For property managers and agencies

The geography question matters more for agencies, because a portfolio is rarely in one place. The practical answer is the same: cluster the work. If you have three properties needing attention in the same week within a reasonable radius, tell us all three at once. It is quicker to schedule, cheaper per property, and it means one point of contact instead of three separate threads.

The practical bit

Send the suburb, a description of the work, photos, and a way to reach you. The photos matter more than people expect. Most jobs we quote are quoted from images and a written description without anyone driving out first, and that is deliberate — an assessment visit is an hour of travel that ends with no work done and nothing fixed. Cutting it out is what lets us turn quotes around quickly and keep the price down.

The honest tradeoff: quoting from photos occasionally means something turns up on the day that the images did not show. When that happens we tell you before we do the extra work, not after. In our experience that is a far better deal for everyone than adding a wasted trip to every single job.

We work from written enquiries rather than phone calls. It is not us being difficult — it means nothing gets lost between the description and the quote, and the price you are given is accurate the first time. Enquiries sent outside working hours are picked up too, and if something is genuinely urgent, here is how we decide what can move quickly.

Working hours are Monday to Friday 7am to 5pm and Saturday 9am to 3pm. We are closed Sunday.

If your suburb is not named anywhere on this page, send it through anyway. The worst case is a straight answer that it is too far to do properly, which is still more useful than a list of ninety suburbs.
