Most people want a number before they want anything else, so here are ours. These are the ranges our fixed-price quotes usually fall into for the work we are asked to do most. They are not an hourly rate multiplied out. Every job is quoted as one fixed price, in writing, before we start.
All prices below are for labour and are plus GST. Materials are priced separately, and we explain how further down.
Typical prices for common jobs
- Door repairs (sticking, dropped or not latching, planed and rehung): $180–$380 per door, less per door when several are done together.
- Door handles and locks changed through the house: $250–$600, depending on the number of doors.
- Gate repairs (sagging, dragging, latch or self-closer set up): $220–$480.
- Fence repairs (a section, a post or a few panels): $250–$650.
- Gutter clean and leaking joints resealed (single storey): $220–$450.
- Wall and ceiling patching, painted in: $320–$780 per room or area.
- Ceiling cracks along the cornice, several rooms in one visit: $600–$1,400.
- Painting a single room: $650–$1,500, depending on size and how much patching comes first.
- Bathroom regrout and reseal: $350–$900.
- Shower screen or vanity replaced (with a plumber for the tap and waste where needed): $350–$850 for our part.
- Deck repairs (boards replaced, re-fixed): $400–$1,000.
- Deck sand and oil: $650–$1,500, depending on size and condition.
- Kitchen cabinet doors, hinges and drawers: $180–$450.
- Flatpack assembly: $150–$400 per item, less when there are several.
- TV wall mounting (onto a stud wall or brick, on an existing power point): $180–$350.
- A list of small jobs in one visit (pictures, mirrors, shelves, blinds, hooks): $250–$600 for a half-day's list.
If your job is not here, it is probably still something we do. Send it through and you will get a price.
What moves a price up or down
The range for any job is wide because the job underneath it varies. A door that needs a hinge tightened and a door that has dropped because the frame has moved look the same in a photo and are not the same job.
The things that push a price towards the top of its range:
- Access: height, a second storey, or tight spaces.
- Condition: rot, rust or water damage found behind what you can see.
- Finish: matching an old paint colour or a discontinued fence panel.
- Size: the number of doors, rooms, panels or metres.
The thing that brings it down is grouping. Most of the cost of any visit is getting there and set up. Six small jobs done together cost a good deal less than six separate visits, which is why we always ask for the whole list. See general maintenance.
How materials are charged
Materials are priced separately from the labour, in one of two ways. For smaller jobs, where we know what is needed, the quote gives a fixed materials figure and that is what you pay. Where materials cannot be known in advance, such as paint in a colour not yet chosen or timber for a deck that has not been opened up, the quote gives an indicative range and we invoice the actual cost once the work is done.
If you have already bought the item, such as a vanity, a shower screen or a flatpack unit, we fit it and you pay for the fitting.
Why we quote a fixed price
An hourly rate tells you what the time costs, not what the job costs. A fixed price does. You know the number before we start, and if the job takes longer than we expected, that is ours to carry, not yours.
Every quote is written, lists exactly what is and is not included, and is valid for seven days. Most are done from a description and a few photos, without a visit. See where we work for the areas we cover.
What we do not price
Some work needs a licence we do not hold, so we do not quote it: electrical, plumbing, gas, asbestos, tree removal, and major structural work. If one of those is on your list, the quote names it and we price everything else. That is also why you will not find tap washers or ceiling fans in the list above.
We also do not quote whole-house repaints or full kitchen and bathroom renovations. We do repairs, updates and single rooms. See bathroom repairs and painting.
Common questions
Do you charge by the hour? No. Every job is quoted as one fixed price, in writing, before any work starts.
Is there a call-out fee? There is no charge for a quote. For the work itself there is a minimum charge, which is one more reason to send the whole list at once.
Do your prices include GST? The ranges on this page are plus GST. We are registered for GST and every quote shows it clearly.
How do I pay? When you accept a quote, we issue one invoice for the full amount including GST. You pay a 40% deposit up front and the balance when the work is done.
Can you give me a price without coming out? Usually, yes. Most of our quotes come from a description and photos. If a job cannot be priced properly without seeing it, we will say so.
Why is the range so wide? Because the same job name covers very different amounts of work. Send photos and you will get a single number, not a range.
Do you work weekends? We work Monday to Friday 7am to 5pm and Saturday 9am to 3pm. We are closed on Sunday.
